Mortgage FAQ: Should I Stage My Home or Leave it Empty?

Having an empty home staged is often a very good idea because potential buyers can better visualize how their own belongings and furniture will fit in each of the rooms. Also, having it staged will give buyers that sense of hominess that a vacant home doesn’t always have. Keep in mind that having your home staged by a professional doesn’t guarantee that it will sell faster or sell above list price, but it’s often a better option than leaving it empty. If you decide not to have it staged, however, make sure your house is 100% clean as more dust and dirt will show in an empty house. Also, since buyers like to flip switches, run faucets and test appliances, keep all of your utilities on and keep the thermostat set at a comfortable temperature, just as you would with a house that’s occupied. In the end, it may not be feasible—for financial or other reasons—or even necessary to stage your home, but it’s definitely something you should consider. Before you decide on whether or not to have your home staged, make sure you talk to your real estate agent as they can help you make the right decision.
