Mortgage FAQ: How Can I Make Sure the View from My Home Won't Change Due to Development?

Whether it’s commercial or residential, future development can not only change a homeowner’s view, but can also cause an increase in traffic and noise—and affect future home values. Although there’s obviously no guarantee that your view won’t change due to development or other construction during the time that you own the home, you can do a little research to determine how the area around your new home is currently zoned and if there are any plans for development in the works.


Your real estate agent can be a good source of information, but you can also check with your county or city for any planning updates and to see if the land nearby is privately or publicly owned. If your new home is in a neighborhood with a homeowner’s association or if your neighborhood has a social media presence, those may be good sources as well.


Generally, if your neighborhood is part of a newly-built community, there’s a good chance that the developer will have a master plan that outlines any future expansion. Finally, on a related note, you should also take into consideration any trees, landscaping or other vegetation around your home that may grow to affect your view from your backyard deck.
