FAQ: Buying a Home with Repair Issues

"We’ve found a home we really like, but it has a few minor repair issues. Are these issues something we should be concerned about and should we ask the seller to make these repairs?"

In an ideal world, the home you’d like to buy would be in pristine condition with everything working perfectly, but unfortunately that’s usually not the case, especially with older homes or homes that have had several owners over the years. That being said, it’s perfectly okay to be a little leery over repair issues. Buying a home is a big investment and you want to make sure you don’t regret your purchase later on down the road.

To alleviate some of your concerns, talk to your real estate agent about the repair issues and make sure you have a thorough home inspection done by a reputable home inspector. Often, minor repair issues are just that—small problems that can be easily fixed. As for asking the seller to make the repairs, that’s perfectly acceptable (and quite common) and you can have your offer contingent on having these repairs completed. If the repairs are indeed minor, most sellers will gladly have them taken care of in order to get their home sold. After all, you and the seller have the same goal—to have the sale go through—so don’t be afraid to ask the seller to make the needed repairs.
