The idea of saving money by selling your home without a real estate agent can be enticing, but you may regret not hiring an agent. Here’s why:

  • Your home will likely sell for more when you use an agent. According to the National Association of Realtors, for sale by owner (FSBO) homes sold for an average of $210,000 compared to $249,000 for agent-assisted sales in 2014. That’s a whopping 15.6 percent difference.

  • Agents know and understand the intricacies of the selling process. You may be able to hold an open house by yourself, but do you know how to market your home or complete all of the paperwork that’s required? An agent’s knowledge and experience is critical to your sale.

  • What if a problem arises with the sale of your home? Even if you’re capable of completing the selling process by yourself, are you able to handle any problems that may crop up? Real estate agents know what to do if the selling process hits a snag and can guide you through any difficulties or legal issues that may arise.

  • An agent can devote time and resources to your home sale. An agent’s full-time job is to sell real estate whereas the time investment may be too much for you. Also, not only does an agent have the backing of a brokerage, but they also have access to marketing tools and business contacts.

  • Potential buyers may be wary of a listing that doesn’t have a seller’s agent. Most buyers want a professionally-handled transaction and want to avoid possible problems. The reality is that a buyer may want a lower price or more concessions from an owner who is selling without an agent.

In the end, the little bit of money that you save may not balance out the difficulties you may face if you try to sell your home by yourself.
