As a real estate investor, even the smallest misstep can be catastrophic. Here’s how to avoid a few of the most common mistakes:

Thinking you can do it yourself. You can’t be successful if you don’t have a team in place. You’ll want to have a solid working relationship with a real estate agent, a mortgage broker, a real estate attorney, a home inspector, and a general contractor.

Not planning ahead. Making decisions as you go could lead to not making a profit or losing part of your capital. Many seasoned investors believe you should decide to invest and then find a property that matches your needs, rather than the other way around.

Not having a good cash flow. When you make a budget, leave plenty of room for unplanned expenses. If you’re purchasing real estate as a rental property, make sure the rent will cover expenses. Also, keep in mind that investment property loans may differ from primary residence loans.

Believing that you’ll get rich quick. Investing in real estate is a long-term project. Wealth may not come to you overnight so be patient. If you’re looking to make a quick buck, such thinking can cause you to change your investing strategy and not be as successful as you’d like to be.

Not doing your research. Make sure you do your due diligence and learn about the different types of real estate in different areas as well as the costs of investing and current market conditions. It’s a good idea to talk to someone who has lots of experience in investing.

There are more specific pitfalls that you’ll need to avoid that pertain to the nuts and bolts of investing, but if you avoid these general mistakes, you’ll be much more likely to be successful.
