Mortgage FAQ: How Can We Improve Our Small Kitchen Space Before Listing Our Home for Sale?

Short of spending a lot of money to tear out walls and expand your kitchen (at the expense of other rooms), there’s not a whole lot that you can do about the actual square footage. However, you can make your kitchen appear to be larger and more inviting to potential buyers by using some of the same basic techniques that you would use in the rest of your home to give the appearance of more space.

First, get rid of as many items as possible on your countertops, on your walls, and in and on top of your kitchen cabinets. Not only will this make your kitchen appear larger, but potential buyers may also overlook square footage issues since many buyers are primarily concerned with overall counter space and storage space.

Second, give your kitchen the illusion of more space by making sure it’s as bright as possible. Open or remove any curtains or blinds and opt for a lighter paint color on your walls. Finally, talk to your real estate agent about how to market a home with a small kitchen. You may be able to play up a small kitchen by describing it as quaint or cozy—or even as a kitchen with less areas that need to be kept clean.
