Traditionally, the “hot” real estate season begins in April or May and ends in August. A survey by Zillow.com narrowed that window down even further, claiming that homes sold faster and sold for a higher price during the first two weeks of May.
However, since market conditions vary across the U.S. and are constantly changing, you really can’t pinpoint the absolute best time to sell—especially since each home sale is different. In the end, the best time to sell your home is when you are ready to sell. Yes, you should certainly take market and general economic conditions into account, but those probably shouldn’t be the biggest factors in determining when to put your home on the market.
The important things for you, as a seller, to consider are your current housing needs, the current condition of your property and home, and—if you’re also buying a new home—your current financial situation. If your family is ready to move up into a larger house and your home is ready to go on the market, don’t be afraid to pull the trigger and get the selling process started—no matter what time of year it happens to be.
